Elliot Steinmetz

Elliot Steinmetz, Esq., is a Partner and Director of Abrams Fensterman’s Real Estate Transactions and Financing practice. Working from the firm’s Long Island office, Elliot represents developers, builders, property owners, investors, borrowers, banks, private lenders, and equity participants in sophisticated commercial real estate transactions throughout New York and across the United States.

Elliot advises clients throughout the lifecycle of a real estate investment – from acquisition, ownership structuring, and financing through development, refinancing, recapitalization, and disposition. His practice includes commercial real estate acquisitions and sales, construction and acquisition loans, mortgage and bridge financing, mezzanine debt, preferred equity, joint ventures, ground-lease transactions, and other complex capital structures.

Having worked in private practice and as in-house counsel for major real estate and financial-services companies, Elliot approaches transactions from both a legal and business perspective. He understands the priorities of developers and owners seeking to execute a project, as well as the underwriting, collateral, documentation, and risk considerations important to banks and other capital providers.

Commercial Real Estate Counsel for Developers, Lenders and Investors

Elliot represents developers, builders, owners, investors, family offices, joint ventures, borrowers, sponsors, banks, private lenders, and equity participants in transactions involving individual properties, development projects, ownership interests, and multistate portfolios.

His experience encompasses multifamily, office, retail, industrial, warehouse, mixed-use, and ground-leasehold properties. He frequently coordinates acquisitions, ownership structures, and financing as components of a single transaction, helping ensure that purchase agreements, loan documents, joint-venture arrangements, and closing requirements remain aligned with the client’s investment strategy and project timeline.

Real Estate Financing and Complex Capital Structures

Elliot advises borrowers, lenders, developers, and investors in structuring, negotiating, and closing acquisition and construction loans, conventional mortgage and bridge financing, permanent financing, mezzanine debt, preferred equity, refinancings, recapitalizations, loan assumptions and modifications, intercreditor arrangements, and multilayer debt and equity structures.

His financing background provides valuable insight when negotiating with banks, private lenders, and institutional capital providers. Elliot understands how lenders evaluate collateral, guaranties, cash management, reserves, covenants, completion risk, and remedies – and how those requirements affect a developer’s business plan and ability to operate the property.

In-House Business and Legal Experience

Elliot joined Rachelle Rosenberg in 2014 to establish Rosenberg & Steinmetz PC. In 2026, the Rosenberg & Steinmetz team joined Abrams Fensterman, expanding the firm’s capabilities in sophisticated real estate transactions, financing, and litigation.

Before entering private practice, Elliot served as Senior Vice President and Associate General Counsel for a loan-servicing company, where he managed corporate, litigation, and insurance matters, and as Associate General Counsel for a publicly traded mortgage real estate investment trust. These in-house roles provided him with direct insight into the legal, financial, and operational considerations affecting real estate owners, lenders, and investment platforms. Earlier in his career, Elliot practiced in the commercial real estate transactions group of a private law firm.

Leadership Beyond the Practice of Law

Elliot is also the head coach of Yeshiva University’s men’s basketball team in New York City. Under his leadership, the Yeshiva University Maccabees have become one of the nation’s premier NCAA Division III programs, qualifying for the NCAA Division III Basketball Tournament in 2018, 2020, 2022, 2025, and 2026.

In 2020, the Maccabees finished the regular season with an undefeated 19-0 Skyline Conference record and a 29-1 overall record, earning the conference’s automatic bid before advancing to the NCAA Tournament Sweet 16, where their historic season was cut short by the COVID-19 pandemic.

During the following two seasons, Yeshiva won a remarkable 50 consecutive games while holding the nation’s No. 1 NCAA Division III ranking for much of the 2021-22 season.

Most recently, in 2026, Elliot guided the Maccabees to another undefeated Skyline Conference season, a Skyline Conference Championship, and an NCAA Division III Sweet 16 appearance. He was named the 2026 Skyline Conference Coach of the Year.

Elliot also serves on the boards of several nonprofit organizations, including Maccabi USA and Athletes for Israel.
